For foreigners

Investor Pass: permanent residency through real estate

Since April 2026, Paraguay grants direct permanent residency to foreigners who invest in the country. The real estate route requires at least USD 200,000 in properties used for an economic purpose, such as renting or business. Your own home does not count.

What people ask us most

Can a foreigner buy property in Paraguay?

Yes. Foreigners can buy urban property in their own name, with their ID and a deed signed before a notary public. There are restrictions on rural property within 50 km of the borders for citizens of neighboring countries (Law 2532/2005). If you are interested in farmland, we check this before making an offer.

Do I need Paraguayan residency to buy?

No. You can buy without being a resident. Residency is a separate process; if you want it through investment, there is the Investor Pass.

Can I buy without traveling to Paraguay?

Yes. The purchase can be done with a power of attorney granted before a notary or at the Paraguayan consulate in your country. The Investor Pass residency application, however, must be done in person.

What currency are properties bought in?

US dollars or guaraníes, as agreed in the contract. You will see both currencies in our portfolio.

What costs are there besides the price?

Notary fees, transfer taxes and, where applicable, the real estate commission. They vary with the value and type of property, so we give you the breakdown in writing before you sign.

What does a rental apartment yield in Asunción?

It depends on the area, size, condition and how long it stays empty between tenants. That is why we do the math case by case with real rents. For a first estimate you can use the calculator on this page.

What is the Investor Pass?

It is the program in force since April 2026 that grants direct permanent residency to foreigners who invest in Paraguay. The real estate route requires at least USD 200,000 per person in properties with an economic use. See our Investor Pass guide.
